EPC and Asbestos Certificates are essential when selling a dental practice.
Having an EPC (energy performance certificate) in place is a legal requirement when selling a dental practice. Without one, you will not be able to put your practice on the market and your dental practice sale will not be able to proceed.
An EPC applies regardless of whether your premises are freehold or leasehold and is also required for listed buildings.
For many sales, most banks will also now require a min EPC rating of E, with some lenders even asking for min rating D. If this is not achievable for a property, an Energy Strategic Plan may be required as part of the lending criteria for property purchases (but these can be costly).
In some cases, many lenders will not even consider lending to a practice buyer if the EPC rating on the property is an F or a G!
When selling a dental practice, it is also now a legal requirement to have an asbestos survey in place.
